Booking terms and house rules

Last updated 22 September 2026. These terms apply to stays at The Beach House by Sandbox, 69 Jefferson Lane, Palm Beach.

Prices, payment and cancellation

• The price shown in our booking engine before you pay is the total for your stay. It already includes the $450 cleaning and linen fee, so nothing is added at checkout.
• Each rate shows its own payment and cancellation conditions before you select it, and again at checkout. Please read them before you book; some rates are non-refundable.
• If you are unsure which rate suits you, call or email us before booking.

Security bond

A $1,500 security bond applies to every stay and is handled as part of your booking. It is released after checkout, provided the house is left as you found it. The guest who makes the booking must provide government-issued photo ID and a credit card in their name before arrival.

Arrival and departure

• Check-in is from 2pm and check-out is by 10am. Earlier arrival or later departure can often be arranged if you ask in advance.
• The house sleeps up to 8 guests: one king, two queens and two singles. No additional guests may stay overnight without our written consent.
• Children are very welcome.

House rules

• No parties or events. The house is a residence in a quiet beachfront street. Family gatherings, milestone birthdays and long dinners are welcome; parties, functions and large gatherings are not. If one is held, the booking may be terminated, guests asked to leave, and extra cleaning, damage and other costs (up to $6,000) charged to the guest’s credit card. External caterers or entertainers need our written approval before arrival.
• Quiet hours are 9pm to 8am, out of respect for our neighbours. Music and noisy appliances must be off during quiet hours.
• Visitors are welcome within reason, provided they follow the house rules. We may ask visitors to leave if the rules are broken.
• No smoking anywhere indoors or on the balconies.
• No pets. If pets or evidence of pets are found, the cost of extra cleaning and pest treatment will be charged.
• Please rinse off sand at the outdoor shower and leave sandy shoes at the door.
• Please leave the house tidy, with dishes washed and put away and rubbish in the wheelie bins.

Parking and extras

• Free parking for up to seven cars: a secure triple garage plus the driveway.
• The EV charger is available for a fee.
• The internal lift is switched on at your request. An operating fee of $150 to activate plus $50 a day applies, and it is waived for guests who need the lift for mobility or age.
• Anything else you ask us to arrange (cots, extra towels, groceries and so on) is quoted before we arrange it.

Safety

The beach in front of the house is unpatrolled. Always swim between the red and yellow flags at a patrolled beach — the nearest is Palm Beach Surf Life Saving Club, about 150 metres along the sand — and check conditions on the Beachsafe app before swimming.

Please take care when cooking so the smoke alarms are not set off. If the fire brigade attends an alarm caused by guests, any call-out fine issued will be charged to the guest.

Care of the house

• The house is for residential holiday use only and must not be used for any illegal or improper purpose.
• Please tell us promptly about any damage, or anything that could cause damage. Damage caused by guests or their visitors, whether accidental, negligent or deliberate, will be repaired at the guest’s cost.
• Our insurance does not cover guests’ personal belongings, and neither Sandbox nor Holiday Apartment Management Pty Ltd is liable for their loss or damage.
• We may enter the house for urgent or arranged repairs and maintenance, and will always try to contact you first.

Serious breaches of these terms or the house rules may result in the booking being terminated, removal from the property, loss of bond and other legal action.
